Most homes built post-1978 are equipped with an exterior footing drain (see image to the left, footing drain is marked A). Typically, drainage pipes (or drain tiles) are laid out next to the footing during the construction phase and runoff to either a storm drain or a low lying area of the landscape. This footing drainage system is very effective for alleviating water pressure from groundwater and water from heavy rainfall and many states require that they are put in place and functioning properly before the foundation is backfilled.

But...Here's the problem! Your home may be equipped with a footing drain and it may have worked effectively for many years. Unfortunately, though, these systems clog and sadly most systems are not equipped with clean outs. So, whether you have footing drains or not, if you are getting water or moisture in your basement it is likely that the footing drains, if they exist, are not functioning properly.

You will notice in the image (top, right) that the footing drain is in place and functioning properly, keeping the groundwater level below the basement slab. You will also notice that the water being discharged from the gutter system is beyond the backfilled portion of the landscape. This is very important for understanding water management systems. When homes are built and the hole is excavated to form the foundation, the excavation company will dig a giant hole with an extra 10-15 feet of clearance all the way around. Once the foundation is in place, it is backfilled with loose dirt. See the different shades of soil in the image (top, right). The lighter shade shows the backfill, or loose dirt. Gutters must be discharged beyond this area of disturbed soil to minimize the potential for a wet basement.
